Frequently asked questions about outdoor floor restoration in Gran Canaria
Everything you need to know about prices, timing, materials, process and guarantees before hiring a technical cleaning service. If your question isn't here, message us on WhatsApp at +34 628 440 316. We speak English.
How much does it cost to clean an outdoor terrace in Gran Canaria?
From €295 including IGIC tax. The price depends on three things: size, condition (algae, calima, damp, stains) and material (tiles, stone and stamped concrete need different pressures and chemicals). The quote is always fixed before we start.
How much does it cost to clean a 50 m² patio?
A 50 m² patio with normal algae is done in one day, with technical cleaning at 230 bar with chemical treatment matched to the material. If the paving has gone years without maintenance or has deep black algae, it may need intensive restoration. Send us photos on WhatsApp and we'll confirm a fixed price.
How much does it cost to clean more than 100 m²?
For larger areas the price per square metre drops as the size increases. For warehouses, commercial areas and projects over 200 m² we quote on site with a fixed price.
Why does a professional service cost more than renting a pressure washer?
Renting a domestic machine costs €70–100 a day plus products, time and effort, and its pressure (100–140 bar) doesn't reach the pores. A professional service adds a diagnosis of the material, a specific chemical treatment and optional sealing. The price difference is recovered in how long the result lasts.
Is restoring cheaper than re-paving?
Yes, around 90% cheaper. New paving for a 40 m² terrace starts at €3,000–5,000 for materials and labour alone, before demolition and rubble. Restoration is done in one day and the floor can be used the same day.
When do you recommend replacing the floor instead of restoring it?
In three cases: broken tiles or structurally damaged joints; damp coming up from below; and porous materials so degraded that a sealer won't bond. We tell you at the diagnosis. We don't restore just for the sake of it.
How do I know a pressure-washing company won't damage my floor?
Check four things: they assess the floor before giving a price; they run a controlled test on a hidden area before starting; they have liability insurance; and they explain what can and can't be recovered before they start, not afterwards. If a quote passes those four, price is secondary.
What's the difference between a domestic pressure washer and professional equipment?
Pressure (100–140 bar versus 230 bar), flow (6–8 versus 13–15 litres per minute, which is what carries dirt away), water autonomy (a 120-litre buffer tank so low mains pressure doesn't stop the job) and the ability to apply chemicals and sealers. A professional 40 m² job takes about 3 hours with an even, durable result; with domestic equipment, 6–8 hours and a patchy one.
What is green algae and why remove it?
It's a biological layer of algae, moss and lichen that grows in damp, shaded areas. It makes surfaces slippery, darkens the material and speeds up wear because it holds moisture in the pores. Removing it early is maintenance; waiting turns it into restoration.
How do you remove calima dust from a floor?
Calima leaves microscopic silica in the pores. A garden hose won't remove it because it is embedded, not just sitting on top. It needs high pressure combined with a specific product that releases it from the pores, followed by a pressure rinse. With sealing afterwards, the floor repels the next episode instead of absorbing it.
How long does the result last?
It depends on the treatment, sealing and exposure. On the coast with constant salt, yearly maintenance is ideal; inland, every 18 months is usually enough. After a strong calima episode, a maintenance rinse stops silica from settling in the pores.
What is protective sealing and when is it worth it?
A water-repellent impregnator applied to the clean, dry floor. It closes the pores so calima, water and dirt run off instead of soaking in. Standard for homes; premium adds grease and oil protection for garages, industrial areas and kitchens. It dries in 24 hours.
How long does the job take?
A standard residential job is done in one day: about 3 hours up to 25 m², 4 hours up to 60 m² and 5 hours up to 100 m². The floor can be used the same day; with sealing, allow 24 hours before moving furniture back.
Which types of floor can be restored?
Porcelain, ceramic tiles, natural stone (limestone, basalt, sandstone with care), stamped concrete, polished concrete, outdoor microcement, pavers and terrazzo. Each needs specific pressure, distance and chemicals, which is why assessing the material comes first.
Do you work with residents' associations and property managers?
Yes. Fixed quotes for communal areas (entrances, patios, garages, pool areas) and periodic maintenance contracts. We schedule to minimise disruption and provide before-and-after photos for meetings and minutes.
Do you offer urgent service?
Yes: within 48 hours, 24 hours, at night or at weekends depending on availability, with a surcharge stated in the quote. Night and weekend slots are mainly for businesses and tourist accommodation.
Which areas of Gran Canaria do you cover?
The whole island, including Las Palmas de Gran Canaria, Telde, Santa Brígida, San Mateo, Arucas, Teror, Moya, Maspalomas, Mogán, Agaete, Tejeda, Firgas and Arinaga. Any travel supplement for remote locations is always stated in the initial quote.
Do I need to provide the water?
Yes, an accessible outdoor tap. If the flow is low we use our 120-litre buffer tank. If there's no water on site, we assess each case.
What if I'm not happy with the result?
We walk the treated area with you, explain what was recoverable and what wasn't, and send before-and-after photos on WhatsApp. If any area hasn't reached the expected result because of our work, we redo it on the spot at no extra cost.
